Accommodation and House Rules

These rules protect every guest's holiday, the property and our neighbours. They form part of your booking terms; the lead guest is responsible for the whole party's compliance.
Occupancy and guests
- Maximum 4 overnight guests per stand, including children.
- Each stand takes one camper/caravan, or up to two small tents.
- The lead guest must be 18 or older and present during the stay.
- Only registered overnight guests may stay overnight.
- Day visitors require our prior approval in advance and are charged separately, at the rate confirmed when approved. The 4-guest-per-stand maximum applies at all times, including approved day visitors — a stand already at capacity cannot also host day visitors. Day visitors must leave by 22:00.
- Vehicles: park only in the designated area for your stand; drive slowly and never block access for other guests, staff or emergency vehicles. Moving your vehicle in or out during your stay is fine, provided it's done safely and quietly, especially during quiet hours.
- Generators: permitted only if operated safely and positioned so their noise and exhaust don't disturb neighbouring stands; switch off during quiet hours (22:00–07:00) unless needed for a genuine medical or safety reason.
Respect for others
- Quiet hours are 22:00–07:00. Keep noise reasonable at all times.
- No parties or events of any kind without our explicit prior written approval.
- The pool area is smoke-free. Outdoor smoking elsewhere on the property may be permitted, provided you dispose of cigarette butts safely, never litter, avoid any fire hazard, and stay considerate of other guests. No smoking inside enclosed or shared indoor areas.
- No pets.
Safety
- Children must be supervised by an adult at all times, especially at the communal swimming pool and on the beach. The pool has no lifeguard — swimming is at your own risk.
- Follow the Child and Infant Policy for further family safety guidance.
- The beach and sea carry natural risks (tides, currents, marine life). Swim sober and never alone at night.
- Braai/fires only in designated areas, always attended, and fully extinguished — never left unattended even briefly. Vilanculos vegetation is fire-prone, so you must also comply with any temporary fire restriction or ban in effect during your stay.
Care of the stand and shared facilities
- Use water, electricity and Wi-Fi responsibly — Vilanculos infrastructure is limited and outages beyond our control can occur.
- Report any damage or breakage promptly to our team. Honest reporting is always treated more favourably than discovered damage.
- Leave your stand and the communal areas in a reasonably tidy state at checkout.
Security and access
- Do not share gate access codes or arrival instructions with anyone outside your party.
- Look after your own equipment — Jan's 5 Star is not responsible for loss or damage to personal property left on your stand.
Serious breaches
Unauthorised parties, exceeding overnight occupancy, endangering others or wilful damage entitle us to end the stay immediately. In that case no accommodation refund is due, and we may recover reasonable damage costs from you directly.
